Spanish Style Powder Room - From Outdated Southwestern Theme to Classic 1920's Charm

We've recently transformed an outdated Southwestern-themed powder room into a tranquil powder room that befits its 1920's origins.

This renovation involved replastering the walls to match the original texture in the rest of the house, installing hand-baked subway tile and accent trim, and installing vintage-styled fixtures, fittings, mirror and lighting.

Gourmet Galley Kitchen in a 1920's Spanish Revival Casa

What an amazing difference our renovation did for this kitchen! Although this house had a newer kitchen (updated within the last 20 years), it lacked the aethestics that would be fitting for a Spanish Revival house. Working with the homeowner, who also happens to be a designer, the kitchen went from a bland 1990s bleached oak kitchen to a rich, soulful kitchen equipped with the latest appliances (Sub Zero refrigerator, Wolf range, wine refrigerator, and Fisher Paykel drawer dishwasher), period appropriate terra cotta tiles, and slabs of gorgeous walnut butcherblock countertop.

California Craftsman Bungalow Front Porch Renovation and Backyard Patio Pavers

This classic California Craftsman had its porch altered a few decades ago. Although the intent of the porch was the same, the style of the columns and bases, and railing were not reflective of the 1920's era of the bungalow. Additionally, the front windows had been replaced with large single-paned windows that did not open to allow for any ventilation.

Master Suite Room Addition Done

Adding a Second Bathroom to a 1920's Bungalow

Currently in progress...we're constructing a small room addition to a vintage 1920's bungalow, giving it a second bathroom and a small mudroom area. Like most of our period-sensitive room additions, the exterior roof elevation changes and siding replacement had to be worked in carefully so that you could barely tell that an addition was put on to the house.

Bungalow Ribbon Driveway with Pavers

We gave this classic 1920's Craftsman bungalow a new driveway, using earth-toned pavers. Although the use of pavers is somewhat "modern," we maintained the period-appropriate ribbon strip running down the middle of the driveway, while constructing a pointed tip at the end of the strip. Vintage Old Towne Bungalow

After more than 20 years in this vintage Old Town bungalow, the owners contacted us to do some "structural" adjustments. The back gable was poorly added on sometime before they purchased the house (which always resulted in leaks whenever it rained), and they wanted the gable and a new small back porch to be constructed so it looked like it had always been that way. Additionally, the eaves and fascia boards have sagged and rotted with age, so new eaves and fascia boards were constructed.

Next came the reinforcement of the garage, which was almost standing on it's last legs. This required the temporary jacking up of the garage to build new footings and a curb wall all the way around, putting in new shear walls and a structural header beam, pouring a new concrete garage pad, pouring a new driveway and driveway approach and treating the concrete color to age it as if it had been done back in the 1920s, and reconstructing the facade of the garage.

As a result, this house is now prepared to last another lifetime. It's amazing what all this behind-the-scenes work can do for the structural integrity and well-being of the house!

Roaring 1920s Subway Tile Bathroom

The holidays are almost over, and we've been as busy as ever! Here is another bathroom we've recently completed, in a gorgeous 1920's historic estate. However, this time, the typical white subway tile and hexagonal floor tile took a bit of a twist, with ceramic deco tile along the border of the wainscoting and throughout the shower walls. To finish the bathroom off, we added a custom-built wood window to hold 2 stained-glass art pieces.

1920's Spanish-Revival Art Deco Bathroom

The pro photos are in! See previous post. What was once a generic 1980's remodeled bathroom has been turned back to a glorious deco bathroom that is much more fitting for its 1920's Spanish-style architecture. The bathroom is done in glossy black tile with cornflower blue and seafoam green accents throughout, with a band of striking deco tile all around and a colorful art relief in the recessed shampoo nook. Other fabulous touches include a curved shower alcove with a dropped tub and a wall of custom-built cabinetry and open shelving, along with 2 wood windows outfitted in vintage-like wavy glass.

New Garage for a Classic Spanish-Revival Bungalow

Check this out! One of our recent projects was the building of an architecturally appropriate 2-car garage for a classic Spanish-Revival bungalow located on a prominent street in a prestigious Orange County historic neighborhood.

The previous dilapated garage structure was torn down, and a new garage was built from the ground up, including the addition of a new paved driveway, and a concrete ribbon driveway. After it was all done, the garage looks like it's been there since the bungalow was built almost 80 years ago!

A New "Vintage" Kitchen - from 1990's Modern to a Classic 1920's Kitchen

This lovely bungalow in the heart of Old Towne had a large but modern kitchen (with honey-colored cabinetry, granite and stainless steel appliances). Although it was functional, it really did not fit the 1920's style of the home.

So, we were called in to turn it back to as close to what a 1920's kitchen would look like, but with a few mid-century retro touches (Big Chill appliances and checkered flooring).

The resulting look is fantastic and a much better fit for a classic 1920's Craftsman bungalow home.

Converting a 1920's Garage into a Guest Room and Full Bathroom

When the homeowners of this lovely 1920's bungalow had a new family member arrive, they contracted us to build out a guest room with a full bathroom in their garage. The garage was originally long and narrow, enough to fit two cars parked in tandem. So, there was ample space to take one-half of the garage for the conversion, while the other half remained a single car garage.

The results are just fantastic! As you walk into the room and bathroom, you'd never guess it was converted from an old dusty garage. The room has soft-colored walls with concrete-like tile floors and the bathroom has classic period-appropriate touches with modern driftwood-like tile floors.

SUNDAY, SEPT. 19TH, 2010 @ LUTHER BURBANK SCHOOL (4TH & JUNIPERO)

Event is primary source of construction/decorative resources for homeowners in historic districts

Flip no more. Home restoration is the new sustainable lifestyle. In its third year, the Restoration Trade Fair event will bring together city personnel knowledgeable in the certificate of appropriateness, specialty contractors and vendors and experts on historic district lifestyle issues.

A block away at The Art Theatre, a 1920s restored historical venue, will be screening Visual Acoustics, a film about mid-century architectural photographer Julius Shulman, directed by Eric Bricker, and narrated by Dustin Hoffman. The event is produced in conjunction with Long Beach/South Bay Chapter of American Institute of Architects (AIA).

Between these two venues is the preserved retail neighborhood of 4th St. known locally as ‘Retro Row’, Long Beach’s independent shopping & dining district.

For two subsequent years, the RTF has reached approximately 700+ homeowners living in historic districts in and around the Long Beach area, and expectations will no doubt exceed what’s been done in past years.

Over 70 specialty vendors and exhibitors, all knowledgeable in historic guidelines, as well as numerous heritage and historic associations, will add color and character to the day. The Garden of the Mind, a project of The Luther Burbank School, will host a making of a community mosaic, inspired by Burbank’s horticultural work that will be placed at the school.

The event is a fundraiser for the Rose Park Neighborhood Association (RPNA), a 501c non-profit organization. Funds will be used for education and participation in RPNA restoration activities. The event is Free to RPNA members and children under 18; $5 for all others. There is no on-site parking.

As it has in previous years, Benjamin Moore Paints, UPS and several local realty specialists, Cottages and Bungalows magazine, Jeannette Architects, Inc. and Suja Lowenthal, Vice Mayor of Long Beach will be sponsors and contributors of the fundraising event.

A Chef's Dream 1920's Vintage-Inspired Kitchen

With the summer here, we've taken a small break from posting on our blog. But we're back now with tons of great pictures to share with everyone on all our latest projects.

Today's post is on a kitchen we recently completed in a 1920's Craftsman bungalow. Although the original tile and cabinets were not too shabby, the kitchen was not very functional and lacked adequate counter space for a compact kitchen of this size.

So, the kitchen was transformed from a dark, cramped space to a beautiful, light and bright, kitchen that is super functional and comes with all the bells and whistles a dream kitchen should have. While still keeping the vintage flavor of the 1920's with its white wood cabinetry and apron sink, it has managed to blend modern elements flawlessly for a genuine classic look and feel.

This kitchen is complete with Omega custom inset cabinetry, a 2-drawer Fisher & Paykel dishwasher with custom panel fronts, a Bertozzoni range and hood, calacutta gold marble slab countertop, glass tile backsplash, a countertop push-button disposal switch, Body Glove water filter, Whitehaus apron sink, and Kohler Karbon sink faucet.

New Tile Fireplace for a 1920's Spanish Revival Bungalow

This Spanish Revival bungalow had a fireplace that was clad with a brick facade. Although it looked okay, it didn't really fit the style of the home.

So, we were called in to design and construct a more authentic-looking fireplace facade that would better suit the 1920's look and feel.

We removed the brick, applied plaster and texture, and installed the tile. Each tile was custom-cut from 12" X 12" slate tile pieces and fitted to the design. The plaster texture was also matched to the texture on the existing walls surrounding the fireplace, to give the illusion the fireplace was original to the house.

Summertime at The McCharles House & Gardens

The lovely McCharles House in Old Town Tustin is kicking off their summertime AMERICANA "SOMEDAY GET-TOGETHERS" - a series of events being offered in the day and early evenings on select days, offering delicious fare, great conversation and a wonderful time.

The McCharles House is a historic 1885 Queen Anne Victorian, painted in vibrant colors, and situated in an idyllic garden setting. It has been featured in a number of shelter publications, and offers great inspiration and ideas for old-home lovers and the like.

Descanso Gardens

With the summer season quickly approaching, it's time to start thinking about outdoor living spaces and gardens. If you happen to be in the Southern California area, one place to check out for some great ideas and inspiration is the Descanso Gardens. Of course, it's hard to compete with 150 acres of land; nonetheless there are pockets of small garden settings that would be fitting for a more modest-sized home.

Here are some ideas we liked:

Stuccoed Column Entrance with Exposed Brick and rough-hewn lumber on top for the trellis. This would look great as an entrance into a garden.

Simple wood garden bench with canopy.

Railroad ties as a garden bed border.

Another idea for a garden bed border - rough sticks tied together.

Cemented river rock for a patio.

Iconic red Japanese bridge. Perfect for Japanese-themed garden settings.

Also, the original mansion that the founder of Descanso Gardens built back in the 1930s showcases fine regency-styled architecture. Here are a few pictures of the front and side of the mansion. Just love the elaborate fretwork framing the side entrance and the arbor!

2010 Anaheim Beautiful Award for Historic Preservation

Congratulations to our clients who recently won the 2010 Anaheim Beautiful Award for Historic Preservation. When they purchased their classic 1920's California bungalow a few years back, the original siding had been stuccoed over, all the pillars had been removed and replaced with 1970's brick columns, and a 1980's-era wood door with a fan-shaped window served as the front door.

Since then, we have helped their preservation goals by reconstructing the exterior with wood pillars, concrete bases and caps, replaced missing cedar shingle siding to match what was original there (hiding under the stucco), constructed wood screens for the doors and windows, and reconstructed the front door window to have a period-appropriate look.

Luckily these efforts have not gone unnoticed. Neighbors and community members had voted for their house to win this year's prestigious award.

THIS OLD HOUSE® PLANS FIRST-EVER RENOVATION IN LOS ANGELES COUNTY

Home Improvement Series Seeks Project Submissions

CONCORD, Mass., (May, 3, 2010) - For the first-time ever, the Emmy® Award-winning television series This Old House is looking for a historic home to renovate in Los Angeles County. The TV crew is hoping to find a dynamic family with a classic old house in need of help, with plenty of things to save and update. However, the project's scope must be "just right" - not a whole house, but more than just a kitchen. The renovation must be able to be completed in about five or six months, with construction potentially beginning as early as August 2010 and finishing by January 2011. The ideal project should already be underway with architectural plans and/or have the ability to be "fast-tracked" to the building phase.

The selected project will be featured on multiple This Old House episodes airing on PBS in early 2011. The deadline for submissions is June 14, 2010.

Please note that the renovations are completely funded by the homeowners and not by This Old House, though the show coordinates product discounts and donations where possible. All donated items are considered gifts, on which the homeowners pay taxes.

This Old House is reviewing proposals now. To be considered, submit the following:

·    Brief description of the renovation project - be sure to also include house style, location and year built
·    Low-res digital pictures of the home's interior and exterior
·    Brief description of the current owners
·    Low-res digital pictures of the homeowners
·    How much you plan to spend
·    When you need to start and conclude the project

1930's Wedgewood Stove

Room Addition for a 1940's Bungalow

Here are some Before and After pictures of a room addition at the back of a 1940's bungalow we recently completed (see previous post). This room addition included a cathedral shiplap ceiling, warm natural slate floors, built-in coat closet, laundry center, and water heater closet, and skylights to allow more natural sunlight to filter in.

Here's a sneak peek at a kitchen we just finished in a classic 1920's bungalow. This kitchen has all new Shaker-style wood cabinetry in white with a mix of traditional and modern touches.

Updates include glass mosaic backsplash tile, calacutta marble stone slab for the countertops, bright chrome hardware and push button switches, and a 2-drawer dishwasher to blend in with the new cabinetry.

Which Kitchen Sink Type is Right for You?

There are so many choices out there that it's often difficult to narrow down what type of kitchen sink might be right for you and your renovation project.

Common sink types include: Cast Iron, Composite, Copper, Enameled Steel, Fireclay, Natural Stone, and Stainless Steel, with the 4 most popular choices being Cast Iron, Composite, Fireclay, and Stainless Steel.

Here are some thoughts on each type of sink and hopefully, this will help you in deciding which one is right for you.

Cast Iron Sink

Pros: Has a non-porous surface, is acid and stain resistant, stable and durable, and offers many color options.

Cons: The porcelain enamel can scratch and chip, and rust. Cast iron is very heavy, making installation tougher. It also does not hold heat so water tends to cool down quickly.

Maintenance: Easy. Use non-abrasive cleaners with soft nylon scrubbers.

Composite (Granite, Quartz or Acrylic Composite) Sink

Pros: Composite sinks have a uniform look and color throughout (generally), retains water temperature, and is non-porous. It is also lightweight making it easier to install.

Cons: They can be difficult to keep clean, colors can be limited, and it is a softer material so is more prone to chipping

Maintenance: Easy. Use mild dishwashing soap for regular cleaning and a soft nylon brush for more aggressive cleaning.

Copper Sink

Pro: Copper sinks have more customizable options, has a special old world look, and creates a natural patina over time to create that antiqued look.

Cons: Copper requires more maintenance, is soft and likely to dent, is heat sensitive, not readily stocked and available. The color change will also occur randomly.

Maintenance: Hard. Do not use any abrasives.

Tips: Look for 100% pure copper, which is the best quality. Also look for a manufacturer that welds instead of solders the sink. Solder turns black with age and isn't as strong as welded seams.

Enameled Steel Sink

Pros: Enameled steel sinks are inexpensive and widely available.

Cons: Enameled steel sinks are soft, not as durable and will likely dent or chip, and rust

Maintenance: Easy. Same as for cast iron sinks.

Fireclay Sink

Pros: Scratch and dent resistant, easy to clean, acid and alkaline resistant, will last for generations, available in a variety of styles, and recyclable.

Cons: Limited color range, possible breakage in transport if not packed properly.

Maintenance: Easy - no special needs

Natural Stone (Granite, Limestone, Marble, Slate, Soapstone) Sink

Pros: Can coordinate with countertops to appear integrated, and is durable and scratch resistant.

Cons: Can be porous depending on stone. Generally stains easily and needs routine topical treatment to maintain luster. Also can be expensive and is very heavy making installations tough.

Maintenance: Medium to Hard. Use non-abrasives, may require frequent sealing.

Stainless Steel Sink

Pros: Hygienic and nonporous. Stainless steel sinks offer multiple mounting options, is corrosion resistant, may be customized, and has many price points.

Cons: Can lose its luster, is likely to dent or scratch.

Maintenance: Medium - avoid abrasives and steel wool, chlorine or chlorine bleach. Use mild soap and soft cloth to clean.

Showing Off Your Vintage China in Your Kitchen

Last year, we had the opportunity to work on a kitchen renovation for a cute 1940's cottage bungalow. Our client had inherited the home from her mother, who was the 2nd owner and the longest resident of the home. The wonderful thing about this renovation is our client incorporated as much of her family's vintage dinnerware, Fiestaware, and cups and glasses, some of which went back almost 100 years, into this project which made the whole process that much more memorable.

The collection was prominently displayed on all the open upper shelves, and on the countertop.

We got so hooked on this idea that we've been on the hunt for vintage Fiestaware and other family heirloom pieces ever since, so that some day, we can include these as showpieces in a future kitchen renovation.

Rustic Eco Chic - New Buzz Label?

As builders/contractors, we've heard just about every type of phrase or combination of words describing certain decorating/design schemes desired for a project (i.e. Shabby Chic, Hollywood Regency, French Country, Contemporary Romance, etc., etc...). Lately, we've been hearing this label - Rustic Eco Chic. Is this becoming a new buzz phrase?

So, we started researching what "Rustic Eco Chic" represents. This is what we're finding: Incorporating environmentally savvy components into a project whenever possible. This can be as simple as recycling an old bureau into a vanity or salvaging parts and pieces from cast-offs (basically repurposing them and made new), and mixing them in with new eco-savvy products.

Over the years, we have accumulated quite a bit of old house parts and miscellaneous stuff from our various projects. More often than not, we think about just throwing them out because there's simply not enough space to store all of these things.

Concrete Driveway with Brick Herringbone Center Strip

Back to Basics - Commentary on Traditional Building and Older Neighborhoods

Through one of the email groups we belong to, we received an email containing Peter Miller’s commentary from a recent Builder Show in Las Vegas. Peter Miller is the President of Restore Media LLC and publisher of Period Homes Magazine.

We were enlightened by some of the comments he made of traditional building, hinting at going back to time-honored building styles of the early 1900’s. For us “traditional builders,” we’ve carved a niche by specializing in old house renovations, working primarily in historic neighborhoods. If you look past the charm and beauty of these traditional (vintage) homes, what you actually get is a closer community – neighbors who actually sit on their porches and talk to you as you walk by; a livable house that is “used” - no more extraneous space such as game rooms, loft spaces, etc. that may go for months without being visited; and true craftsmanship – afterall, they have withstood the test of time. For us, it is more than the love of this type of building, but a contribution on our part to preserve what remains of these types of communities.

So, thank you Peter Miller for this commentary. It’s refreshing to hear like-minded people out there who understand and support the needs of traditional building professionals like us.

…there were a few seminars about building smaller more efficient houses, with local materials, well sited to the climate with design features that save energy, like over hanging eves, operable windows and front porches…Builder magazine, the official magazine of the NAHB featured it's annual "Concept House," which, for the first time in recent memory is a traditional building. The Concept House has the right proportions, a steep gable roof, shutters and clapboard, porches and an interior plan where the rooms actually get used. It was designed by Marianne Cusato, an architect who is frequently published in our own PERIOD HOMES. The "Concept House" with a few modern modifications, is the same house built 100 years ago in small towns and close in suburbs across America. It is back to the future.

Boomers, echo boomers and immigrants comprise most of the home buying market. While each group has different priorities, these consumer demands are consistent across the board: they want smaller, urban, energy efficient homes, well appointed, within walking distance to work, schools, shops and restaurants. They want houses in close-in neighborhoods. And while they crave new technologies, especially work at home connectivity, they prefer houses "like the one their grandmother lived in."

My conclusions about the news, trends and ideas from this year's International Builder Show are these: the "reset button" is on. We are all trying to figure out what to do next amidst the conflicting, often contradictory advice we get from the experts. We start a new decade as uncertain as the last. We are afraid because we do not know what's next or what to do about it.

Here is what is certain: our past. For 300 hundred years we built houses and neighborhoods which served our needs, not our fantasies. Cities worked. Close in suburbs worked. Sidewalks connected us, as did public squares, small town post offices, neighborhood schools and our work places nearby.

These places stand now, durable, organically efficient and proud. They stand in places where people want to be. They bring us together and represent certainty in uncertain times. These places need ongoing restoration and renovation as well as adaptive use and new, contextual infill. This presents opportunities for traditional building professionals.

After all the uncertainty and confusion I felt in Las Vegas, I am glad to be home in historic Georgetown.

Conserving Water with Dual-Flush Toilets

Dual-flush toilets have become increasingly popular these days, with the general public's growing concern about conservation and money-saving tactics. We just got done installing a few dual-flush toilets from the Eago line, for a bathroom project we've been working on. We must say, if you are in the process of remodeling and are looking to replace your toilet(s), consider getting a dual-flush one. It's a great concept, with less water being used for liquid waste versus solid waste.

The overall cost may be just a bit higher than if you were to purchase a standard toilet, even compared to a low-flush efficient one. But the overall savings may be seen in your water bill over time. Be sure to check the specs beforehand as some of these dual-flush toilets may be installed differently than a regular toilet.

Upcoming Exhibition of Pencil Drawings of Eichler Homes in Orange, CA

Are you a fan of Eichler or mid-century modern homes? There is an upcoming exhibition of 50 pencil drawings illustrating the architecture of Joseph Eichler and the tract he developed in Orange, CA. These drawings, by artist Jeffrey Crussell, will be available as archival pigment prints in small editions.

The exhibition will run from February 20 to March 20, 2010.

California Lead Free Faucet Law - Effective January 1, 2010

As of January 1, 2010, all faucets and plumbing fittings sold in California must be lead free (see California Assembly Bill 1953, AB-1953). Lead free meaning containing no more than .25 lead. Before purchasing your next faucet, check to make sure it's qualified as "lead free."

Vintage Cottage Kitchen with Shaker Cabinets and Maple Butcher Block Countertop

Remember the quaint kitchen and mudroom we renovated back in December 2009 (click here to see earlier post)? The pro pictures are in and boy, did they turn out great! After an unfortunate remodeling incident with a previous company, the homeowners were without a kitchen for almost a year. So, the kitchen went from literally nothing to now this. The extra detailing (such as the crown moulding and trim), Wedgewood stove, and some great vintage reproduction poster art has turned this into a fantastic kitchen!!

GREEN Kitchens

Everywhere we look, we are seeing "GREEN" kitchen cabinets.. Not green, as in environmentally friendly, but the color green. In this month's issue of House Beautiful magazine, there are two kitchens featured with green colored cabinetry. Check them out below!

Now, add some subway tile, solid surface countertop, and an apron-front farmhouse sink. Then throw in some shiny chrome bin pulls and latches and cool industrial steel pendant lights, and you've got a winning kitchen!

Happy New Year - Our Top 5 Trend Predictions for 2010

Thank you to our loyal clients, partners and readers for another successful year at Good Home Construction. We could not have done it without your support and encouragement!

Now, on to 2010…what do we predict for this year? With the current economic and financial crisis we are still in, we predict:

1. Growth in Remodeling - We predict a continuous upward trend in remodeling of existing homes. As more and more people stay put, people have decided to make use of their current space and remodel what they have.

2. More Re-Use – To save money and the environment, more people are seeing if they can reuse what they already have. That means seeing if existing cabinets, hardware, etc. can be part of the renovation or remodeling projects. For example, if kitchen cabinet boxes are still in great shape and the layout still works, why spend all this money to get new ones, see if they can be refaced for a fraction of what it would cost to replace them completely.

3. Choosing Safe, Domestic Products – With news of imported building products being toxic, more and more people are being extremely cautious of things coming from overseas. We are seeing a trend of people asking where a product is coming from, and believe it or not, people are willing to pay more if they know it is coming from somewhere here in the United States and has followed safe manufacturing practices.

4. More Universal Design – With recent economic times, multiple generations are finding themselves moving in together into one household. This has fueled people to start looking at ways to accommodate different needs and uses for different generations and capabilities.

5. More Color - People are figuring that they will probably be in their current homes much linger than originally expected; therefore they have opted to make their dream projects come true. So, instead of being color-shy and opting for neutrals (for resale appeal), they are choosing their favorite colors. This includes colored tile, cabinets, fixtures, etc. One particular trend we're seeing is colored kitchen cabinets - in yellow, sage green, red, blue, and even black.

Traditional Romantic Master Bathroom Makeover

This master bathroom went from a tract builder's standard issue to a beautiful, traditionally styled bathroom with classic yet romantic touches. We removed the soffit and wall separating the toilet/shower from the tub and vanity area to create a larger, more spacious feeling in the bathroom. Then we constructed a new pony wall, along with a new shower and custom glass shower panels, recessed medicine cabinets, and a custom rain-glass window panel above the new rain-glass bathroom door. The bathroom was decked out with a new clawfoot tub and wall-mount bath faucet, wood vanity with dual sinks and wall-mount faucets, mirrored wardrobe doors, comfort-height toilet, carrera marble subway tile and floor tile, marble hex tiles for the shower pan, glass mosaic pencil liners and marble dome liners as decorative accents, and a crystal chandelier. What a difference such beautiful finish materials can do for a bathroom!!

From an Outdated Pink Bathroom to a Classic 1920's Bathroom

We recently finished this beautiful 1920's bathroom renovation with the classic black and white subway and hex tile combination. The tub enclosure was gutted to give the bathroom a much more open and larger feeling, and the shower plumbing was relocated to the other wall. The sink, toilet and fittings are from the Kohler Bancroft Suite, while the fabulous vintage tub is a salvage item. See before and after pictures below.

Vintage 1940s Kitchen

Finally, here are the BEFORE and AFTER pictures of the incredibly adorable 1940s kitchen we recently renovated (see previous posts for the rest of the house and bathroom we renovated).

The cabinets were custom-built with the same layout as the original cabinetry, only now the layout subtly incorporates a baking sheet holder, a drawer dishwasher and a convection oven instead of a laundry tub and washer (which have been relocated). The new modern glass mosaic backsplash, Caesarstone countertop in Raven, white undermount sink and wall-mount faucet, and oak flooring planks (that were an exact match to the original planks in the rest of the house) rejuvenated this kitchen while complementing the vintage 1940s/1950s look and feel.

The upper cabinets were purposely left open to showcase the homeowner's eclectic glass and pottery collection, some dating over 60+ years old. Other touches such as old photographs of the house and the homeowner as a little girl, her family's spice rack and dishes, etc. not only add to the vintage flair but bring special memories of family life in this house everytime you look around.

1940s Bungalow Renovation

We recently had the wonderful opportunity to work on a classic 1940's bungalow. This bungalow has been in the same family since 1946 (see Deed of Trust dated 1946 in the office picture below), and our scope of work encompassed renovating the kitchen and bathroom, restoring the original hardwood floors, updating the baseboards, installing a new front door and building custom hallway cabinet doors to match the original.

The homeowner was very instrumental in the whole renovation process, picking out the right paint colors and doing all the interior painting (what a great job!), and adding special mementos that display some of her family life and history, making this bungalow a very special place.

Classic 1940s-Era Cottage Bungalow Bathroom

Wow! What a difference color can make! We just finished renovating this 1940s-era bathroom, transforming it from the typical orange-y tan and maroon color combination to classic white and black. Although the previous color scheme was cute, the homeowner wanted to update it with classic colors but keeping with the same period style of the 1940s. So, we used 4" square tiles on the walls and 4" hex tiles on the floor, and updated the fixtures from the Kohler Memoirs Classic line.

Now, the homeowner has a beautifully renovated bathroom and her adorable dog Sadie has an equally "cool" place to lay down during these hot summer days!

Mint Green Vintage Bathroom Fixtures Anyone?

We couldn't resist posting this...while poking around craigslist for a white vintage tub, we came across this complete mint green bathroom set with tub, sink and toilet.

They appear to be in good shape (from the pictures). If anyone is restoring a bathroom and is located in Southern California, check out this set. It would be great to save these beauties!!

Mid-Century Mod - Kitchen Tile Redo

This mid-century modern kitchen still had great cabinets and some cool features, such as the fiberglass paneled lighting at the top of the walls (see above kitchen sink) and a built-in wall radio. But the peach-colored tile on the countertops and backsplash looked really tired and clashed with the homeowner's lime green and brick orange walls.

So, we revamped the kitchen by removing the upper cabinets right above the cooktop to create an expansive backsplash, installed new tile for the countertop and backsplash, and installed a new single basin sink and sink faucet.

The countertop was installed with new 12" x 12" black tile (which looks a lot like soapstone at a fraction of the cost!) in a diagonal pattern and the backsplash was installed with a mixed glass/metal/ceramic mosaic tile blend.

1920's-Era Craftsman Bungalow Bathroom Remodel

We are just wrapping up a master bathroom remodel in a California Craftsman bungalow - here are a few "before" pictures and a few sneak peak pictures of it "almost done."

We removed the acrylic shower stall and constructed a walk-in shower with a shower seat. We also built a custom vanity with 2 sinks and a Caesarstone countertop, and a custom wood transom window. The bathroom is designed with 1920's period-appropriate subway tile, ribbon tile, hexagonal floor tile, and wood wainscoting.
